Here at Henley James we are all about property, that being said, we don't actively advertise our services, but rather work from referrals and networking. With all the aspects of property from letting a flat to developing houses, we are able to bring expert advice and direct and manage projects through to a successful conclusion. 

Our vision: 

 

Houses are homes and we don’t have enough!  We wanted to look at a way to develop a home for families with low income but give the space and feel of high end living.

 

People thrive in good environments and we have a lack of good quality houses which are priced at a level that normal people can afford.

 

Developers are charged with providing social housing of sorts on larger development sites, some realities are that developers will know the thresholds and would take advantage as best as they can - if a developer can build on a site 4 houses and not provide and affordable accommodation they will do that but the site could accommodate more but who wants to buy a nice large house next door to a small and design weak property next door - it will have an effect on the saleability of that house.

 

This is a sad situation, let's be honest property prices are ridiculously high and locals to their own communities can't afford the buy making people move to areas they don't want to and in many situations they move away from family members and them putting more pressure on child care possible even the number of cars on the road.

 

If a house builder has to build lower cost property within the scheme it is usually positioned out of the way with the smallest of attention to detail as you don't want to spend too much, and you can't blame them.

 

What if we can build impressive property at a lower cost?  What if the buildings were great to look at?  And priced to sell to local people offering families a property that could work for a generation.

 

I believe we can do this with beautifully designed property using steel frame fabrication - imagin property that performs better with energy, gives more natural light, space that is flexible and spacious - not restricted with open span areas.

 

If we can deliver property like that described above for 20% less than a simple brick box why wouldn’t we start doing this.  

 

Advantages

  • Quick erection on site due to off site fabrication.

  • Relatively lightweight.

  • High strength to weight ratio.

  • Good design flexibility.

  • Durable.

  • Long open spans are achievable.

  • Steel is 100% recyclable and can be recycled indefinitely.

  • Steel doesn't warp, split or crack.

  • Lightweight steel is light and easy to handle.

  • All the usual benefits of MMC and off site fabrication.

Disadvantages

  • Steel corrodes. However galvanising steel during manufacture and maintaining a cavity in external walls reduces the impact.

  • Large amounts of energy are required to manufacture steel requiring the combustion of fossil fuels and resulting in the release of CO2.

  • Steel softens in high temperatures. Fire protection is necessary.

 

Surely we can learn from the past, as we plough the land and remove the old and terrible housing estates built in the 60’s to replace with what?  Different but possibly the same result!


In conclusion let us see better homes and more space and light - houses  being developed of worth, and in return we will see thriving communities for the generations rather than the short term view of badly built property.
